Debt Settlement Transaction. Client needed funds for a vulture fund who purchased their debt from a Bank. Property is a Hotel operating in the Midlands. We backed a very strong management team with a track record of successful business running. Equity was by way of value of existing Hotel and strong income being generated.

Our client purchased apartments and retail units in Munster. €3m term loan arranged and equity provided by way of an unsecured loan. At acquisition, the property produced substantial rental income. LTV at drawdown was 67% based on a valuation of €4.5m.

24 Months, €2m Bridging Loan
Planning investment transaction. Bridging loan. Funding to secure planning on zoned land in North County Dublin for 24 months, which allowed necessary capital expenditure and time to facilitate planning. Interest was rolled up over the term.
